⭐ Good to Know Before You Book

Our trusted concierge partner is available to elevate your stay with optional add-ons such as airport transfers, private chefs, in-villa massages, birthday or celebration setups, beach club reservations, and curated tours. These services are arranged through a third party and are not part of your Airbnb booking, so we kindly ask that you don’t mention them in your review.

The villa is located in La Veleta, one of Tulum’s fastest-growing neighborhoods. Here you’ll find a mix of trendy cafés, yoga studios, and restaurants within easy reach, while still being just a short drive from downtown and the beach.

⭐ Heads-up:
• Tulum is a developing town, and short, unscheduled power outages or fluctuations may occur. They usually don’t last more than a couple of hours. We always do our best to make sure your stay remains comfortable, but these interruptions are outside our control.
• The villa is regularly cleaned and fumigated, but tropical insects are part of the natural environment here. You may see them from time to time.
• For your comfort and safety, our pool maintenance team visits twice a week (usually Tuesdays and Fridays in the afternoon) to clean and service the pools. These visits are scheduled in advance to ensure the water remains fresh and safe for swimming.

We’re excited to host you and want to ensure a smooth, relaxing stay. Please review the guidelines below to help keep things easy and enjoyable for everyone.

➡️ Arrival & Access
• Check-in: After 3:00 PM
• Check-out: By 11:00 AM (Late check-outs need to be requested in advance and are subject to availability!)
• Use the Google Maps link and directions provided inside your guest portal for accurate navigation. Other apps may cause delays or misrouting.
• Only the primary guest may hold keys or access codes—do not share or duplicate them.

➡️ Conduct & Respect
• Quiet hours: 10:00 PM – 8:00 AM. Please respect your neighbors.
• No parties or unregistered guests. Let us know in advance if you’re expecting visitors.
• No smoking or vaping indoors. A fine of up to $200 USD applies if violated.
• Pets are not permitted unless approved in writing before your stay.

➡️ Cleanliness & Property Care
• Please don’t move any of the furniture.
• Avoid using white towels for makeup removal.
• If there are any breakages, damages, or an excessive mess beyond what’s considered normal use, a cleaning or repair fee may apply. Please just let us know if anything happens.

➡️ Utilities & Services
• Help us conserve energy: Turn off A/C and lights when you’re not in the unit.
• Use your own logins for streaming services. Please don’t purchase additional content and remember to log out before checkout.
• Our unit contains a digital inventory—missing or damaged items may result in replacement charges.

➡️ Restricted Areas & On-Site Policies
• Private or storage areas are off-limits.
• If your building has security or a front desk, please follow their instructions. Each complex has its own set of rules, which we don’t personally create. If you're unsure about anything, check with the front desk or feel free to ask us directly—we’re happy to clarify.

Whether you're arriving from Cancun International Airport or the new Tulum International Airport, follow the steps below to reach your villa smoothly and without confusion:

✈️ From Cancun International Airport (CUN)

1. Exit the Airport Toward Highway 307
After picking up your rental car or shuttle, follow the signs for Carretera Cancun–Tulum (Highway 307) heading south.

2. Drive South on Highway 307
Continue for approximately 1.5 hours (about 115 km / 71 miles), depending on traffic.
You’ll pass Playa del Carmen and several smaller towns along the way.

3. Enter Tulum
As you approach Tulum, stay on Highway 307. Once you pass the main intersection with the supermarket called “Super Aki,” continue straight into Tulum Centro for another 2 km.

4. Turn Left onto “Palenque”
After about 2 km, turn left onto “Palenque” and continue for roughly 1.2 km.

5. Arrive at Asha@Atia
Turn right, and then turn left after the next block. You will arrive at Asha@Atia.


✈️ From Tulum International Airport (TQO)

1. Exit the Airport and Follow Highway 307
Exit the airport and head north on Highway 307 toward Tulum Town.

2. Drive North on Highway 307
Stay on the highway for about 20 minutes (25 km), depending on traffic.

3. Approach Tulum
Once you reach the entrance to Tulum, look for a red building on your right side.

4. Turn right onto “Palenque” and continue straight for 1.2 km.

5. Arrive at Asha@Atia
Turn right, then turn left after the next block. You will arrive at Asha@Atia.


➡️ Arrival & Self Check-In

Your villa is entirely self check-in. Upon arrival, please locate the key box for your villa (Villa Number 3).
Set the dial of the key box to the code shared with you in your guest portal.
Reminder: Links with photos of the keys and corresponding locks are attached in the welcome message for your reference.
